Notice is hereby given by the Common Council of the City of Rochester, Minnesota, that all persons interested in the following public hearings:
Final Plat #R2018-005PLAT, by IRC Retail Centers, to be known as Rochester Marketplace First Addition. The plat will create two lots where one platted lot currently exists. The plat area is approximately 17.83 acres, and is located on the west side of Marketplace Drive approximately 250 feet north of 37th Street NW.
Amendment to Official Street Map #19 to remove formerly identified street and alley ROW on the Alatus Property between 14th and 15th Avenues SW south of 2nd Street SW because needed ROW has been dedicated to the City by plat.
Conditional Use Restricted Development Preliminary Plan #R2018-008CUP by Bob Hauser for a four-story 26 unit multi-family residential development. The 0.27 acre site is located on the north side of 2nd Street SW, approximately 350 feet west of the intersection of 2nd Street SW and 19th Avenue SW.

The City Planning and Zoning Commission of the City of Rochester, Minnesota, will hold a public meeting in the Council/Board Chambers of the Government Center, 151 4th Street SE, Rochester, MN, on Wednesday, April 25, 2018, at 6:00 p.m. regarding:
Special District Amendment #R2018-003SD to the Harvestview II Special District by Joseph Development to change the district identification from "Mixed Use" to "Town Center" for a portion of the special district area located between 55th Street NW and 56th Street NW, approximately 650 feet east of 55th Avenue NW. The amendment area is Lot 3 and 4, Block 1, Harvestview Seventh.
Zone Change #R2018-001ZC for a 1.3 acre vacant lot located south of 28th Street SW, east of 18th Avenue SW, and west of 15th Avenue SW, to be rezoned R-Sa (mixed single family overlay) from I (interim zone).

Preliminary Plat R2018-007PLAT, by Stonebrooke of Rochester, LLC, to be known as Stonebrooke Fourth Addition, for development consisting of 15 residential lots and 2 outlots on approximately 78 acres. The site is located south of College View Road E, east of Sunnydale Lane SE, and north of Brookestone Drive SE.
Preliminary Plat R2018-006PLAT, by GP Development, Inc., to be known as Fieldstone Seventh, for development consisting of 24 residential lots and 3 outlots on approximately 15.62 acres. The site is located east of Fieldstone Road SW, west of 18th Avenue SW, north of Woodstone Drive SW, and south of Merrihills Drive SW.
General Development Plan #R00351GDP by The Prow Company, to be known as Cascade Manor. The GDP proposes an interim surface parking lot on the two southern lots, and a long term plan to develop all four lots into a mixed-use residential project. The site is located west of 11th Avenue NW, directly north of 3rd Street NW.
Zone Change #R2018-002ZC for 0.68 acres of land located west of 11th Avenue NW, directly north of 3rd Street NW (currently 305, 307, 311 and 315 11th Avenue NW), to be rezoned B-1 (Restricted Commercial) from R-2 (Low Density Residential).
Conditional Use Permit - Amendment to Incentive Development Preliminary Plan #2017-029CUP by EKN Development Group for building design alterations and the addition of signage to the previously-approved 9-story transient accommodations use (hotel) known as Civic on First Hotel. The site is bound by Civic Center Drive NW to the north, 1st Avenue NW to the east, a railroad right-of-way to the south, and 2nd Avenue NW to the west.
